It is my pleasure to recommend Tracy Anderson to assist you in the sale of your home. I have known Tracy since the summer of 2003 when she helped my husband and I find a beautiful house when we were relocating to Atlanta. She worked diligently for us at that time, forging a personal relationship, and making sure that we found a house that met all of our wants and needs. Seven years later, when we were again relocating and it was time to sell the house, we didn’t hesitate to enlist Tracy’s assistance in the task.
In the down market of 2010, we were concerned about selling our home in a timely fashion. Tracy was a wonderful resource, providing good advice about how best to get the house ready to sell. As the house went on the market, Tracy was always very communicative, keeping us abreast of any inquiries about the property, and informing us in advance of any showings. She was also very good about following up with other agents who had shown our house, hearing their feedback and general impression and conveying that information to us. She also regularly checked in with agents selling houses in our neighborhood that would be our “competition”, getting a feel for the relative traffic through those properties and where our house stood in the local market.
As our relocation was job dependent, we ultimately had to leave Atlanta before our house had sold. We couldn’t have left it in more capable hands than Tracy’s. She arranged for a home manager to occupy our house, always keeping it in show-ready condition. She continued to keep us informed of the general market status, as well as the specific goings on of our property. When we finally received an offer on the house, Tracy was wonderful about coordinating all of the necessary visits from appraisers, inspectors, and various contractors. She even saw to it that the house was professionally cleaned prior to the transfer of possession. We simply could not have made it through the process without her (and kept our sanity!).

This correspondence is to “sing my praises” of the character, ethic and skills Tracy Anderson exhibited when she worked with me and my family as our real estate agent during December 2010 through February 2011.
I had met Tracy in 2006 when she represented the builder who was building our previous home. While I had an agent, it seemed that I was often negotiating with Tracy directly. I gathered from our interactions that she was a strong advocate for her client (at the time the builder) but respectful to the “other side.” Even when she was representing the builder she was friendly, professional and was always looking at the big picture. But she was a tough negotiator. After we moved in to the subdivision she would always take time to stop by and make sure things were okay.
In late 2010 we were forced to move suddenly. Tracy reached out to us merely as someone from the neighborhood – to check in on us. Since I know that she was still very active in real estate market I reached back to her to obtain some advice. The first time she met with us she was prepared with facts and real estate trends for Atlanta. I twas a very helpful meeting and while she knew that we may employ the services of another agent we thought more acquainted with the areas we wanted to move to, Tracy let us know in a respectful manner tha she would help in any way that she could, including being our agent. My wife and I discussed it and we made the decision to retain Tracy because we knew she would go the extra mile for us.
Go the extra mile she did. We were house hunting right before and during the holidays. Anytime we could look at a home regardless of time of day or weather she would make herself available around our schedule not hers. It was actually frustrating to see how other agents don’t even bother to return calls when you are trying to look at homes they have listed. Not Tracy, she always either answers your call or returns your call promptly. Our entire family enjoyed looking at the homes with her. She was flexible with us as we learned what we could do or wanted t do for our new home. She was always ready with an idea to alleviate an issue in these older homes we were looking at. She always was willing to walk the street and talk to neighbors and find out about the street and the neighbors themselves. She did not hesitate one second to do what it took to help us make a decision on a home. Also, while driving through various neighborhoods, we came to realize she knew Atlanta very well including the history of many homes in various locations.
When we finally picked our first choice it was time to make an offer. This is the seventh home I have bought. Tracy make me feel like I had an advocate on my side. Previous realtors made me feel as though they were negotiating for the other side – maybe to just get the deal done? In my line of work I have to negotiate for others every day. So it is hard for me to put negotiations in the hands of someone else. Tracy proved herself time and time that she will advocate for her clients. She was a staunch advocate for us. I would call and have in mind a number on the counter offer and Tracy’s number before i could tell her what I was thinking was usually around the same or even more in our favor. She always had a reason for why she had selected the number. After inspection, when it came to negotiating the repairs, Tracy from our history knew when I had reached my limit. She didn’t argue with me about my position, but instead went to bat for me. She got the job done. In the end we were very satisfied with the price we paid for the home and the sums we received for repair.

I just wanted to let you know what a pleasure it is to work with Tracy Anderson. As you well know, there can be many pitfalls with buying a home in today’s world. Tracy prepares her clients for any issues that may arise from inspection, appraisal, etc. In addition, she educates them on the basics of mortgage financing upfront. It really makes my job much easier!
Tracy has the rare ability to negotiate a tough transaction and still keep the deal together and moving forward. As I am sure you are already aware, not every agent has that particular skill. She is truly the bright spot in a tough market. You are lucky to have her on your team.
