Pick an Atlanta Realtor Who Knows the Market
How am I different from every other Atlanta Realtor out there that wants to “list” your home? I’ve learned that the market has changed and I’ve adjusted the way I approach listings. Atlanta Realtors who are still doing thing like they were 4 or 5 years ago are way behind the times and are likely to cost you money. I’ve made my mistakes but I’ve learned from them and I don’t repeat them. I want to share a story with you that you may be able to relate to if you’re trying to sell your home.
Homeowners are extremely frustrated with today’s market. They want to sell their homes, but they don’t want to “give them away”. Realtors® are just as frustrated and have had a difficult time adjusting. However, adjust we must! The real estate market has changed and some agents have never adjusted to the new rules.
My adjustment period started in 2009 when some friends (past clients) asked me to sell their home for them. They were doing better financially than when they first bought the house and with home prices falling, they could now afford to live in a better school district.
They wanted to put their home on the market and make a little money. I was emotionally attached to their home and neighborhood; after all, I sold it to them in the first place. They decided that they would like to at least break even on the sale of their home, so we put it on the market for purchase price plus the commission and some closing costs. Even though I knew the home was overpriced for the market, I gave into their wishes and listed the home for more than it was worth. I take full responsibility for letting them talk me into listing it for $50,000 more than what we should have listed it for at the time. Within 2 weeks, I knew we had to act quickly and adjust the price because we were getting absolutely no traffic. However, they didn’t want to drop the price so soon and I didn’t want to push because I had become friends with them and really wanted to get them as much money for their home as possible. I had the home listed for 6 months. During that time frame we dropped the price $30,000. I tried to get them to drop the price by another $20,000, but they just didn’t want to budge. When their home expired, they told me they wanted to “take a break” for the holidays. They relisted with another Atlanta Realtor a couple of months later and listed their home at $50,000 below where we started initially. UGH!
Their home sold 5 months later for almost $20,000 below their current asking price and they still had to pay some closing costs and commissions out of their proceeds.
The moral of the story is that we Atlanta Realtors have to take the emotion out of it when we’re trying to help a homeowner sell their home. Some of the money my clients lost on their home was due to unforeseen circumstances in the market that were simply out of our control, but because we didn’t adjust the price quickly enough, the market dropped even further and I saw them lose more money unnecessarily. They essentially “rode the market down”.
This real estate market is not the same as it was 4 or 5 years ago. You cannot overprice your home in the hopes that people will just “make an offer”. The home has to be priced correctly in the beginning. I have the knowledge, along with the tools and resources that I depend on to help make the right decisions at the beginning of the sales process so that your home is priced to sell. I will work on “positioning” your home in the market so it will get noticed and get offers.
I recently had one client who had their home on the market for 614 days with another Atlanta Realtor and had no offers. I had the home for 31 days and had 2 offers. We accepted the second offer 31 days after we listed and closed 30 days later. It takes teamwork to get your home sold and I do my part by letting my clients know what they can reasonably expect to get for their home if they do the preparatory work to get it ready for the market.
